When deciding whether to become an Airbnb host, it is important for you to understand the laws in your municipality. As a platform and marketplace we do not provide legal advice, but we want to give you some useful links that may help you better understand laws and regulations in Washoe County, Nevada. This list is not exhaustive, but it should give you a good start in understanding your local laws. If you have questions, please contact the County at str@washoecounty.us or 775-328-6100.

Short-term rental regulations

The County’s Short-Term Rental Ordinance requires anyone renting their entire home or a portion thereof for less than 28 consecutive days to obtain a short-term rental permit. The rules apply only to unincorporated areas of the County; please check this map to determine if your short-term rental property requires a permit. Operating a short-term rental without a permit will result in fines over $1000 per day.

Permit application process

Step 1: Compile all of the required documents. This includes a development application, notarized owner affidavit, proof of property tax payment, site plan specifications, floor plan specifications, and proof of general liability insurance. Airbnb’s Host Protection Guarantee meets the County’s requirements, but you will need to request a certificate of liability insurance from airbnbcertificates@aon.com with your name and STR property address.

Step 2: Complete a registration application. You can submit your completed short-term rental permit application online here. Required application materials and documents must be uploaded as part of the online submittal process.

Step 3: Schedule building inspection: Once you’ve installed all the items on the County’s inspection checklist, schedule a building inspection by emailing mhauenstein@washoecounty.us with your permit number in the subject line and your availability in the body,

Step 4: Post your registration number to your Airbnb listing. Once you receive your short-term rental permit number from the City, remember to post it on your listing advertisement(s).

Adding registration details to your listing(s)

You can add registration details, like a registration or permit number, to your listing. To add this number to your listing, go to Listings, select the listing you want, and add the number under Regulations.

Other rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord if applicable.
