**** OUR CANCELLATION POLICY
WE’’RE FAIR AND FLEXIBLE!!! - Although our policy is set as “STRICT”, we pride ourselves on being very FAIR AND REASONABLE HOSTS and have NEVER needed to “enforce” this policy.
...As long as guests provide us with enough notice to reasonably allow us to find a replacement booking, we will organise with Airbnb to provide a FULL REFUND (i.e. except for the Airbnb “service fee”)

**** HYGIENE IS IMPORTANT TO US!!
We have a multi-day break between guests wherever possible;
All BEDDING - including sheets, pillow cases & protectors, doona covers & mattress protectors - is freshly laundered for each new guest;
BATHROOM surfaces are cleaned with bleach;
All OTHER SURFACES & door/cupboard handles are cleaned with alcohol-based cleaners;
and all FLOORING is mopped with hot water & detergent....
(We also leave guests with a variety of cleaning equipment/products to enable you to keep your place clean during your stay.)
PLUS: Our meticulous cleaning schedule also includes running deep cleaning products through our dish washer and washing machine PLUS regular PROFESSIONAL cleaning of Mattresses; Oven; Air Conditioners and Exterior Windows.

**** QANTAS FREQUENT FLYER * Frequent Flyer members will earn 1 Qantas Point per A$1 value for all Airbnb stays booked through qantas airbnb. See website for T&Cs.

**** CONSTRUCTION UP-HILL:-
We are also letting our guests know that there are plans to build a new apartment building up hill from ours.

That’s the western side of our building - the side with no balconies and no views. So the construction site will be out of view from living areas.

We reckon disruption should be minimal from the comfort of the spacious air conditioned living areas on the South-Eastern side of our place.

No confirmed start dates as of January 2021 - AND there are suggestions that plans may be postponed for now. We will update further when new information becomes available.

WHAT TO EXPECT:

Before you choose our place for your stay at beautiful Kings Beach, we want you to know what to expect.

We have done EVERYTHING WE CAN...
to provide our place to guests as a fully renovated, comfortable, well appointed, modern apartment packed full of EXTRAS ...

BUT PLEASE TAKE CARE ...
don’t be disappointed or surprised by the building we’re situated in - it’s a 1980s retro block of 6 units! We work hard to ensure our building is well maintained and meets all standards - BUT IT IS WHAT IT IS!
We can’t change that!

WE HAVE FABULOUS ELEVATED SEA VIEWS from our modern open plan living areas - they’re really quite beautiful and mesmerising - just lovely to lose yourself in! BUT BE WARNED - the reason we have such beautiful views is that we are on the 3rd floor of our building - AND on a slight uphill slope. AND - like ALL small unit blocks - WE HAVE NO LIFT! You will need to walk up 3 sets of stairs.
We can’t change that either!

You can see our distance from the sea from the picture of our view from our balcony. We are quite close to the beach - according to reliable mapping sites, we are an 8 minute walk down to the actual sand on the beach:) - BUT we’re NOT ABSOLUTE BEACH FRONT.
We can’t change that either!

We don’t pretend to be anything that we’re not - WE ARE WHAT WE ARE - and therefore WE DON’T CHARGE TOP PRICES.

We are PRIVATE owner/operators....

This is our ONLY holiday unit and we love sharing it with Airbnb guests. We provide everything we think you’ll need (& more) ... there are NO HIDDEN CHARGES - just what Airbnb calculate when you input the dates (including a cleaning charge and Airbnb’s percentage booking fee). Unlike some professionally managed places, there are no commissions included in our prices to pay managing agents and there are no separate charges like linen rental - AND we do all of the preparation work ourselves.

We take lots of pride in our place and WE BELIEVE IN HONEST VALUE FOR MONEY.. We work very hard to pack our place full of extras (such as aircon, smart TV, wifi, netflix and even some pantry items, beach towels etc) to make sure it’s the BEST it can be and represents THE BEST VALUE AROUND!! ... so we always try to ensure our rates are the fairest you’ll find!

Overwhelmingly our guests have a really positive reaction to our place!

Therefore it is devastating to us - after all of the care, consideration, openness and SHEER HARD WORK that we put in - when unrealistic expectations lead to disappointment and then get unfairly reflected in ratings/reviews!

So please check out the information in our listing. Check with me first if you’re unsure of anything. And please feel comfortable in the knowledge that IT IS WHAT IT IS....and what you see is what you’ll get - a stylishly comfortable holiday unit near the sea full of home comforts and extras at an affordable price.

We’re in a retro apartment block of 6 units. It’s in a quiet street tucked into the side of a gentle slope just an 8 minute walk up from the famous family-friendly patrolled Kings Beach.

Our neighbourhood is in a beautiful part of Caloundra ... gateway to Queensland's fabulous Sunshine Coast - an hour's drive on the M1 Gateway Motorway north of Brisbane.

Along the beach front you’ll find a sea-water swimming pool, natural rock pools, board-walks, parks, picnic & BBQ areas, kids play fountains, play areas, a beach-side licensed club (with views overlooking the beach), cafes, shops and restaurants.

Shelly Beach, Moffatt Headland and Beach and Dicky Beach are around the headland immediately to the north and Happy Valley, Bulcock Beach & the Main Street of Caloundra are just to the south of us.

Park the car in the private lock-up garage and leave it until it's time to go home!
