This is a very private apartment on the bottom floor of a house (hosts live above the apartment).

This apartment accommodates 4 people maximum, including small children/infants. Please do not book this apartment if you have more than 4 people in your party including small children/infants.

The apartment is cleaned by a professional, caring cleaner; it is not cleaned by the hosts.

1. Covid -19: PLEASE READ CAREFULLY. The situation with Covid-19 is fluid. At the time of a guest's booking confirmation, the pandemic may be in one phase, and then another at the time of check-in. The following information is applicable to the state of the pandemic in our area at the time of booking. If you have any questions or concerns, please contact us.

At this time, guests and hosts need to follow certain practices to help slow the spread of the coronavirus as provided by Marin County. Our ability to operate this short-term rental is dependent on compliance with these practices.

• Absolutely no visitors allowed outside of those in your original party staying in the unit. Guests cannot have any visitors visit them on the property (this includes outdoors and indoors) or in the unit, regardless of the amount of time, at any time during their stay. Failure to comply with this rule will result in immediate cancellation of the reservation without a refund.

• People are required to observe social distancing (remain 6 feet apart from those outside their household) while in public spaces unless wearing a face covering.

• While in public settings (including standing on line outside while waiting to enter a facility), everyone is required to wear a face covering that covers both their nose and mouth.

Thank you for complying with these practices to help protect your party and slow the spread of the coronavirus in each of our respective communities. We look forward to the time when we are all safe and there aren't so many rules!

2. Quiet Hours: All guests must observe strict quiet hours between 10pm - 8am, 7 days per week. This is a residential neighborhood with full time residents who work and go to school. Not observing this policy can result in complete forfeiture of your deposit. Maintaining good relations with our neighbors allows us to operate this rental. Thank you for your understanding! If you have already booked and think you and your guests may not be able to observe this rule, please reach out to us to work out a cancellation so that you can find another arrangement that meets your needs.

3. Noise: We are a family of three with a young son. Expect some overhead noise, which we make all attempts to minimize.

4. Maximum # of Guests: This apartment is suitable for up to 4 guests, including small children/infants. If you have any questions about this, please ask!

5. NO SUBLETTING. The registered guest must be the person staying in the apartment. Cancellation can occur at any time without refund in the event that the registered guest has rented the apartment on behalf of someone else.

6. Parking: Easy and free street parking only.

7. Children: There is a treehouse with a slide in the backyard that children are welcome to enjoy. Note: the slide is steep. Children should be supervised at all times and their safety is exclusively the responsibility of the the adult guest registered.

8. Communication: Handled only through the Airbnb app and person-to-person. This is for record keeping purposes for all parties.

9. Packages/Parcels/Amazon Shipments: We cannot allow items to be shipped to the property for liability reasons. Thank you for your understanding.

There is a UPS store a very short walk from the apartment to which you can have items shipped:

There is also an Amazon locker at the 7-Eleven down the road from the apartment in addition to lockers at Whole Foods Markets in Mill Valley.

10. No smoking: No smoking, e-cigarettes, or vaping/hookahs of any kind in the apartment or on the property. Smoking in the apartment or on the property will result in full forfeiture of the security deposit.

11. Checking Out: When checking out, please ensure that you have placed all trash in the trash can and you leave the apartment in the condition in which you found it. More detail will be provided in a message the host will send prior to checkout and it is also provided in the welcome binder located in the kitchen. All linens will be cleaned by our professional cleaning crew. Thank you!

-Good Earth Market (organic groceries, coffee and juice bar, bakery, and prepared foods)
-Equator Coffee
-Shoreline Cafe
-Walgreens Pharmacy
-Hook Fish (beer garden & delicious, local fish)
-The Junction (beer garden & excellent pizza)

We are the fourth exit off Highway 101 north of the Golden Gate Bridge and our street is just off Highway 1/Shoreline Highway which takes you to Muir Woods, the beaches, and Mt. Tamalpais.
