Welcome to Comfy Cool! This townhome located in the RIVERFRONT community that is designed with a nod to Historic Charleston colors and charm.

Water's Edge community offers the best of both worlds, from COMMUNAL SWIMMING POOL and FISHING PIER to a 10-minute walk (3 min golf cart ride) to the BEACH! Historic Downtown Charleston is only 20-minute drive away.

This recently updated townhome accommodates 7 guests. The home features hardwood floors throughout the entire house. The kitchen is fully stocked for ease of cooking and is equipped with lovely granite countertops, a custom backsplash, and all your kitchen essentials. The main area offers an open concept kitchen/dining and living room and leads to a SCREENED IN RIVERVIEW PORCH. There is plenty of sitting space for entertaining. The main KING BEDROOM is located upstairs and opens to A PRIVATE RIVERVIEW DECK with chairs and a table. Across the hall from the Main Bedroom is the Guest Room with BUNK BEDS. The THIRD QUEEN BEDROOM is located off the Kitchen/Living Room downstairs. Each of 3 bedrooms have access to its own private bathroom and provides plenty of storage space for each guest. All Bedrooms and the Living Room are equipped with TVs.

Folly Beach Downtown offers local shops, markets, live entertainment, bars, and restaurants. Explore the variety of water activities, such as, fishing, surfing, paddle boarding, kayaking, beach combing, dolphin watching and more. Explore the east end of the island where you find the famous Morris Lighthouse! Come see for yourself how wonderful and relaxing a stay at Folly Beach can be!

PLEASE NOTE: There is PARKING available for 3 standard size vehicles (inside the garage). This home is accessed by a KEYLESS DOOR CODE for ease of entry. A door code will be provided 2 weeks prior to your arrival. COMMUNITY POOL is open April-October (exact dates can vary depending on weather). FISHING DOCK is open year-round. There is NO GRILL currently.

Due to Folly Beach's strict noise ordinance, we have been forced to place noise sensors in our properties. NoiseAware is a smart home device that measures decibel levels throughout the property and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is 100% privacy compliant and is required on this property. These do not listen or record, they only detect noise levels. If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. This will help avoid any violations with the FB police that can result in a $500 fine as well as result in major penalties for the homeowner.

The Folly Beach NOISE ORDINANCE is from 10 pm to 8 am. Each property is listed with the maximum occupancy for the home (number the house sleeps). House parties, weddings, functions, events, bands, DJ's, mobile units, campers, and RVs are prohibited (you can park a camper or RV if that is your transportation, but you cannot stay in them). Please remember to be kind and courteous to your neighbors. Use of premises shall not disturb or offend surrounding residents. If the occupancy is misrepresented or a disturbance is reported at the property, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately, without refund. If you have any questions, please ask. We are committed to your comfort so please let us know if we can do anything during your stay to make it more enjoyable.

We have thought of everything we would want for our family and put it in our townhouse at Folly Beach. This property has with modern features; ten-foot ceilings downstairs give it an 'Old Charleston' feel, open family/dining/kitchen area, bathrooms for each bedroom, decks on both levels (screened on lower level, beautiful views, seating for six), two-car parking garage, hardwood floors, granite countertops, good storage, well-equipped kitchen. We even put in baby gates and outlet covers, and books, games, and videos for the kids!

The downstairs bedroom is queen size, there is a four-person bunk bed in the front upstairs bedroom (single bunk, double base, single trundle), and peaceful, elegant master suite with king-size bed, seating area, double vanity sinks, separate shower and Jacuzzi, and large walk-in closet.

There is a deck off the master as well, with beautiful marsh and river views. There are TVs in each bedroom. The laundry room is upstairs. We have a gas grill, a gas fireplace, ambient lighting and flat-screen TV over the fireplace and in the master. We have high-speed internet, accessed in Master bedroom via modem.
The property has a community pool and deep-water community dock with good fishing and ample space to tie up your boat. The boat access is a short walk (one- block) away.

You can walk to the newly refurbished beach in just a few short blocks, or to 'town' for dining everything from tapas to pizza to great breakfast at the Lost Dog Café. You can get fresh shrimp off the boats within a mile of Folly, and downtown Charleston is only a 15-minute drive.
