1) a stipulare "Contratto di locazione turistica breve " ai sensi dell'art. 1571 del c.c e ss.e art.1 Legge n. 431/1998 e 2)a versare personalmente le imposte dovute secondo D.L. 50/2017 convertito in Legge 96/2017 e precedenti circ.20/E 4 di giugno 2012 paragrafi 8e9, Circ.26/E del 01/06/2011;R.M. n9 1916 del 1986,consulenza giuridica Agenzia Entrate n907-1 del2008.
2)ottempero sempre alla 4023 del 26/6/2015 sull'Art. 109 TULPS che impone anche alle locazioni turistiche tra privati(L.431/98, art. 1571 e ss. c.c.) l' Obbligo di notifica all'Autorità di pubblica sicurezza delle persone alloggiate allo stesso modo delle attività ricettive.

d)Il corrispettivo come sopra determinato liberamente tra le parti sarà versato all'intermediario AIRBNB al momento della prenotazione che provvederà dopo 24 ore dal check-in a corrispondere il canone al locatore .
e)Il conduttore dovrà avvisare il proprietario o chi ne fa le veci degli eventuali difetti dell’immobile e dei mobili entro 12 ore dalla consegna delle chiavi.
f)Le spese inerenti l’erogazione di servizi di : luce; acqua; gas e oneri condominiali sono incluse nel patto; non sono forniti altri servizi come pulizie durante il soggiorno e tutti i servizi propri delle attività ricettive
g)La consegna dell'appartamento al locatore avviene mediante la consegna delle chiavi e previa verifica delle condizioni d'uso dello stesso e/o arredi,suppellettili e quant'altro fanno funzionalità connesse in uso.
h)La mancata consegna dell'immobile al locatore entro il termine stabilito costituisce inadempimento contrattuale, con conseguente risoluzione automatica del contratto di locazione, come clausola risolutiva espressa (art. 1456 c.c.) e sarà addebitato alla parte locatrice inadempiente il maggior prezzo giornaliero applicato su AIRBNB per la locazione dell'immobile , salvo il diritto di agire per il risarcimento di ogni danno conseguentemente subito (art.1382 C.C.)".

3) always to comply with the law. 4023 of 26/6/2015 on Art. 109 TULPS which also imposes on tourist rentals between privates (L.431 / 98, art. 1571 and ss. Of the Italian Civil Code) the obligation to notify to the Public Security Authorityn the identities of the persons housed .

f) The provision of utilities : electricity; water; gas are included in the price
Other services like daily cleaning are excluded from the pact;
g) The delivery of the apartment must be done with the delivery of the keys and after verification of the conditions of use of the same and / or furniture, furnishings and anything else they related functionality in use.
h) Failure to deliver the property to the lessor within the established term constitutes contractual breach, with consequent automatic termination of the lease contract, as an express termination clause (art. 1456 of the Italian Civil Code) and the defaulting lessor will be charged the higher daily price applied on AIRBNB for the rental of the property, without prejudice to the right to act for compensation for any consequently suffered damage (art.1382 CivilCode) ".
