It's hard to beat this ultra-convenient setting, adjacent to the Potomac River, Georgetown and the rest of Washington D.C.

This studio overlooks the Potomac River and Washington D.C.'s magnificent, milky-white monuments. The panoramic view includes the Lincoln and Jefferson memorials, Washington Monument, Capitol dome and the John F. Kennedy Center for the Performing Arts, as pictured.

Fully furnished and equipped, the apartment is about seven minutes' walk to the Rosslyn metro station, a major bus and rail hub for the DC area. An uncommon collection of top attractions is also within easy walking distance. Rosslyn is the transfer point for three metro lines and a vast bus network radiating in every direction.

This studio measures 401 square feet on the building's 4th floor. It features a full-sized double bed (54 inches wide by 74 inches long --137 cm x 187 cm) as well as a white leather couch with polished stainless steel frame. Features include built-in desk; granite counter top; four-burner gas stove; gleaming bamboo hardwood floor; high-performance double-pane picture windows, walk-in closet, plenty of shelf space.

Also included in the price are all utilities -- gas, water, electricity -- as well as the high-speed FiOS Wi-Fi network, plus free use of the property's many amenities, such as the resort-style pool, in-house gym, and fitness classes (when re-opened).

The River Place South building is the jewel of the leafy, resort-style, gated community -- home to the sprawling, 10,000+-square foot gym and free fitness classes.

In the apartment, FiOS Wi-Fi brings more than 195 channels to a swiveling, wall-mounted 43" LG TV. Newly installed in 2020, the ultra high definition TV also lets you log into any of your video streaming accounts such as Netflix, Amazon Prime, Hulu, Disney, or YouTube. In addition, you may activate its built-in Amazon Alexa and/or Google's Assistant.

The highly popular River Place South building boasts new carpet in its hallways as well as new elevators, lobby, windows, mail room, laundry room; and late-model cardio and strength equipment in the community gym. The building uses a parcel-logging system to alert residents via SMS text message when a delivery has landed.

The apartment itself is sunny with a wall-to-wall picture window framing the stunning view. It's fully stocked with kitchenware and linens for a long-term stay. Just bring your suitcases. This unit includes an efficient galley kitchen with full-size refrigerator, garbage disposal, under-cabinet lighting and microwave oven.

From the apartment, you may walk across the picturesque Key Bridge in about 15 minutes to D.C.'s Georgetown neighborhood of ethnic restaurants, lively clubs, and bustling nightlife. Everything is at your fingertips -- perfect for touring Washington and surrounding areas.

Also within walking distance is Theodore Roosevelt Island, an 88.5-acre nature preserve in the Potomac crisscrossed by trails and boardwalk that transport you from the urban environment. A weekly community jog/race takes place there on Saturday mornings. You can run, jog, walk, push your children in a stroller, and/or range in age from 5 years to 105 -- as the event's web page says.

Zipcar and Capital BikeShare docking stations are within seconds' walk of the River Place gatehouse.

A concierge is on duty seven days a week in the River Place South building's newly renovated, upscale lobby. Community amenities include the resort-style outdoor pool with lap lanes and Jacuzzi-like hot whirlpool. Also in this building are a sauna and steam room. Just outside are an on-site grocery store (open until at least 11 p.m. 7 days a week), hair salon, and a dry cleaner/seamstress shop. On-site parking may be available by special arrangement with third parties, typically @ $100 to $125 per month, depending on location.

New "smart" washer/dryers are located on the building's first floor, operated with a credit card, debit card or quarters. The cost is limited to $1.50 per load for washing plus $1.50 for drying.

River Place lies opposite the Iwo Jima Monument National Park -- home to the iconic statue memorializing the U.S. flag-planting during the World War 2 Battle of Iwo Jima. The property also is close to other jogging and biking trails along the Potomac, upscale shopping in nearby Clarendon and acclaimed restaurants.

Check out the terrace of the nearby Quarterdeck, a storied crab shack noted for Maryland crabs, crab cakes, oyster sandwiches, clam chowder and a tart frozen Key Lime pie. What's more: just one block from the River Place gatehouse, Michelin-starred chef Fabio Trabocchi has crossed the Potomac River for the first time in his Washington career to open a third location of his Northwest D.C. pasta house. A Michelin-starred chef's newest restaurant, that is, is lighting up the block nearest you, along with food trucks galore.

The Rosslyn Metro station is an intersection of the Orange, Blue and Silver metro lines. D.C.'s Ronald Reagan National airport is a straight shot by the metro's Blue line. Also a straight shot by metro: the Pentagon and Capitol Hill. One stop away on the Orange line is DC's Foggy Bottom Metro stop, steps from the U.S. State Department, the Kennedy Center for the Performing Arts and the campus of George Washington University.

Separately, a $1 shuttle bus whisks you over the Key Bridge to Georgetown from Rosslyn and then to Dupont Circle, the heart of DC's intellectual life. Nearby are many of the nation's most prestigious think tanks and research institutions, including the Brookings Institution, the Center for Strategic and International Studies, the Carnegie Endowment for International Peace, the German Marshall Fund, The Eurasia Center, the Peterson Institute and the Paul H. Nitze School of Advanced International Studies of The Johns Hopkins University. They typically feature public policy-related events such as expert panel discussions that are free and open to the public. Check their online calendars for listings.

Restaurants, coffee shops, take-outs, and food trucks are all just around the corner from River Place -- either on or next to Wilson Boulevard, Arlington's main road. Among these are a CVS drug store, Target Express, and a Safeway supermarket. You'd be hard-pressed to find a better-served, more convenient spot in the D.C. area.

Early check-in may be available on your arrival date. If so, we'd be very happy to accommodate. Three month minimum lease. Sorry, no pets, no smoking, by order of the housing corporation that runs the building.

NOTES:
The Iwo Jima Marine Corps War Memorial adjacent to River Place is a top D.C. landmark. It's the traditional home to the Sunset Parade, a free performance Tuesday evenings during the summer months by the United States Marine Drum and Bugle Corps with the Marine Corps Silent Drill Platoon. Crowds also gather at the Memorial on the 4th of July to watch the national fireworks display. River Place itself is a prime viewing spot for the fireworks.

The D.C. Circulator bus runs among Rosslyn, Georgetown, and Dupont Circle. For just $1, you can hop on the Circulator at the corner of 19th St. N. and N. Moore St. -- about seven minutes' walk from River Place -- and zip across the Key Bridge into D.C. For the return trip, pick up the bus in Dupont Circle or Georgetown. Buses normally run every 10 minutes from 7:00 a.m. - midnight Sunday through Thursday and 7:00 a.m. - 2:00 a.m. on weekends.

In addition, there are two private long-haul bus companies that normally run between Rosslyn and New York City. Vamoose Bus provides service several times daily from 1801 N Lynn Street in Rosslyn -- about seven minutes' walk from River Place -- to Penn Station/Madison Square Garden in midtown Manhattan. The cost can be as low as $30.00 each way, as of August 2020. Tripper Bus provides daily service from nearby 1901 N. Moore Street to the Macy's flagship store on 34th Street in Manhattan.

The building's management office requires that you register as a resident for a minimum 90-day lease. This entails a $25 charge per person that must be paid by check or money order, not cash, when checking in. Registration clears you to use the in-house gym, outdoor swimming pool, free fitness classes, and other community amenities. It also yields a personalized electronic key fob to streamline access to the building. A separate lease-like document, to be signed by both parties, is required to register as a resident. The building uses central heating and air conditioning, not individual thermostats.
