Located near the hustle and bustle of San Marcos, however able to enjoy a slice of country quiet. Just 4 miles (7 minutes) to the college stadium, convenient access to the Outlet Malls and the beautiful San Marcos River. Approximately 37 minutes to Austin, 30 minutes to New Braunfels, Gruene, Wimberly, Canyon Lake, and Dripping Springs.

The courtyard features a full entertainment gazebo, area for grilling, two outdoor eating tables, ambiance, and enough room for yard games, and so much more!

Unit One (on left): A 600 square foot suite (above the Garage).

The living area includes a bar top table ready for either a quick breakfast or an intimate dinner time meal! Kitchen includes appliances such as a microwave, sink, refrigerator, toaster, and coffeemaker. (please note: no stove/oven)

The main suite living area includes a queen-size tempur-pedic bed, a queen-size pull-out couch, and an area for an additional blow-up mattress (a twin blow up mattress is also included for your convenience). The 55 inch flat screen TV can be viewed from most angles within the suite and has Dish Satellite TV.

In a separate small area, you will find a cozy nook with a full size pull-out futon for that extra guest!

Suite includes one full bath with a walk-in shower (please note: no tub).

Unit Two (on the ground right side of the courtyard): A 300 square foot tiny house suite, Lone Star Serenity.

The living area includes a mini kitchen with all NEW appliances such as a microwave, sink, refrigerator, toaster, and coffeemaker. (please note: no stove/oven).

The main suite living area also includes a queen-size memory foam bed and a full-size pull-out couch. Large flat screen TV with Dish Satellite can be viewed from most angles within the suite. Back Queen bed area has its own smaller internet TV ( note: no satellite on this one)

Suite includes one full bath with a STEP-UP walk-in shower and automatic pump system (please note: no tub and a step-up shower).

Whether you are here for an active football game, (GO Bobcats!), a graduation, tubing the scenic nearby river, visiting the San Marcos downtown hot spots, or just conveniently passing through - this is the perfect stay for you!

CHECKIN/CHECKOUT: Check-in is at 3pm (doors will be locked until check-in time unless a pre approved early check-in has been given) and Check-out is at Noon. Early/Late check-in options may be available but cannot be guaranteed. Early options will fully depend on others that check-in/check-out on the same day.

COURTYARD: The courtyard area is outdoors that is fenced in. Our property is across the street from over a 1000 acres. This allows our area to enjoy some much appreciated quiet and wildlife. We ask that if you eat or grill outside, when you discard your food and items in the garbage, you close the garbage lid down tight. Wildlife gets hungry too!!

BOOKING: We do not allow third party bookings. Therefore, the person making the reservation must be staying on the property as they are taking responsibility for the stay. Host reserves the right to require an established traveler account with positive reviews.
Photo ID may be required at check-in.

The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanitary napkins, paper towels and baby wipes in trash containers. Our sensitive pipes are on a strict diet of toilet paper and will throw up any other items.

No smoking allowed inside. A cleaning fee of up to $500 to remove odors and stains may be applied if evidence of smoking inside is found.

Pets are not allowed. Due to future travelers allergies, violations could result in a $500 cleaning fee for additional deep cleaning needs.

WEATHER / ACTS OF GOD: Host is not responsible for any weather conditions or acts of god or nature that happen during the travelers stay.

CAPACITY: To ensure all are comfortable, our Maximum Traveler Capacity is 9.

PARKING: Room for ONLY four vehicles at the uncovered Guest Parking marked spots. (Marked with Guest Parking signs) (due to other short-term rentals on the property, we must be strict to two parking spots due to the need of two spots for each of the other units. We appreciate the understanding.)

AMENITIES: Free WIFI, Dish Network, floor fan, hair dryer, bed linens, towels, and much more.

NOISE: Due to being courteous to our neighbors, we do ask that loud music be turned down after 10pm. Parties and events are not permitted.

SAFETY: COVID-19: Please rest assured we are being proactive and taking necessary precautions in light of COVID-19 in implementing an extra thorough deep cleaning between each and every stay. Outdoor Video/Audio monitoring system installed in courtyard area. Owners live onsite.

*In lieu of a damage security deposit, where most companies charge over $500, and where you as the guest risk these companies not returning your damage deposit, we do it differently by charging a one-time non-refundable $35 fee which provides up to $5000 of coverage towards unintentional rental property damages (subject to plan terms and conditions) that could occur during you and your guests stay. Plan terms and conditions will be provided to all confirmed reservations after the time of booking.*

Due to circumstances that may be out of the travelers hands, we highly suggest purchasing travel insurance prior to your stay. Traveler acknowledged and agreed that they are responsible for the safety of themselves, their guests, and their children with respect to the premises.
By requesting a booking at our location, you have accepted responsibility and acknowledgement to abide by the property rules.
Violation of any house rules may result in immediate removal without any reservation reimbursement.

Adam et Amy Lane sont tous les deux des transplants de la région d'Austin. Adam a passé la majeure partie de sa vie à La Nouvelle-Orléans (Geaux Saints !), tandis qu'Amy a passé la majeure partie de sa vie dans le New Hampshire ( Go Patriots !). Bien qu'ils viennent de deux extrémités du pays, en 2010, ils se sont rencontrés et sont tombés amoureux dans la région d'Austin. Les deux aiment le plein air, flotter la rivière, prendre un bateau sur le lac, les antiquités et de nombreuses autres aventures de la région.
