Our groovy granny flat is a detached 36m² studio flat located in our back garden in Morley. It is a self-contained unit with its own private entrance, kitchen and bathroom. We are located 12km east of the CBD in Morley where public transport is limited. Our place is perfect for people who have a car to get around. We love our home because it is quiet, peaceful, private, and has easy access to Tonkin Highway and other major roads, which will take you wherever you need to go.

Guests must park their vehicles on the street, not in our driveway. The granny flat is a separate building located on the same lot as the main house where our family lives. You are free to come and go as you please and your space and privacy will always be respected.

Access to shared facilities such as the laundry is available, all you need to do is ask :)

The entire property is gated and guests will be given remote access to the gate.

Access to the granny flat is on via the left-hand side of the house, through a side gate and down a shared walkway to the backyard.

Shared facilities include the alfresco area and outdoor cooking facilities.

Only registered Airbnb guests are allowed on the property. No visitors.

A comprehensive house manual is available in your accommodation please read this. It contains a lot of useful information as well as a reminder of our house rules.

We conduct regular pest treatments, provide bug spray and screened windows/doors to keep your room as pest-free as possible. However, it is important to note that tiny ants can be a problem, all across Perth, and not just at our place. The ants are thirsty little creatures and completely harmless but they tend to find their way towards water no matter how hard we try to keep them away. This is a problem right across Perth unfortunately. It is impossible to guarantee that there will be no bugs - this is Australia after all!!

During the warmer months we water our gardens for approximately 1 hour on Wednesday and Saturday as per Perth's water restrictions. During the garden watering time the water pressure in the granny flat may be affected. Water pressure returns to it's normal excellent pressure once the watering cycle is complete.

Public transport in our area is available but not very good. A bus stop is located 200m away that goes to Morley Bus Station and the Galleria Shopping Centre. Other bus routes are available from Morley Bus Station. We invite you to consider booking elsewhere if you don't plan to have a car for your stay as you will find public transport an ineffective option for travel in this area.

We recognise that most guests are valuable members of the Airbnb community and will do the right thing while staying at our place. However, we do request an Airbnb security deposit for our place in the unlikely event of damages beyond wear and tear, missing items, or excessive cleaning required after checkout. It is important to note that you will not be charged for the security deposit unless we need to make a claim on it. For example:

Morley is an older, well-established suburb located around 12km north east of the Perth CBD.

This is a suburban area and we are not in an entertainment precinct or somewhere that would be considered touristy or lively. While there are supermarkets, restaurants, and other amenities within walking distance (850m away is the closest), if you want to be in the heart of the action then our place will probably not suit you and we invite you to book somewhere else that will be a 5-star location for your needs.

Most people find this to be a quiet area, especially if you normally live in a big city. However, if you are from rural areas where the main sounds are of nature and not much else, then you may notice normal city sounds such as traffic and the occasional siren (don't worry, we provide earplugs for people who are light sleepers).

Please bear all of this in mind before booking, we want you to be happy with your choice of location after all. We love our home and our neighbourhood as it is very safe, with lots of trees, and easy access to highways which take us where we need to go. If Morley is not a 5-star location for you then we invite you to choose somewhere that better suits your needs.

We take a very relaxed and "hands-off" approach to hosting. We often don't have time to meet our guests during their stay due to our busy schedules as a working family. We will respect your space and privacy, as we also value our space and privacy. The granny flat is located at the rear of our property and we tend to spend most of the time at the front of our property so there is lots of privacy for both guest and host.

However, we are very friendly and if you see us going about our daily business, please say hi if you feel comfortable doing so!
