TINY studio apartment most suitable for ONE guest. Two guests can be accommodated (DOUBLE bed), but only for short stays as the studio is TINY. There are 3 other apartments in the big old house, so at times you will be aware of other people through the wall or ceiling. Please read the entire listing for house/noise/neighborhood details. Half mile to downtown restaurants and culture, 2 miles to Notre Dame campus, 8 minutes to SB Airport and 80/90 Toll Road, 2 blocks to Memorial Hospital.

This TINY studio, located in an OLD house in an OLD neighborhood, is most suitable for ONE guest. Two guests can be accommodated (DOUBLE bed), but only for short stays as the studio is TINY. There are 3 other apartments in the house, so at times you will hear voices and movements from other apartments. The studio is pet-free. The space is completely NON-SMOKING inside and out.

STUDIO DETAILS: The main room contains one memory foam DOUBLE bed, a small pull-out table with chair, an easy chair with ottoman, and a closet with clothing rod and a few shelves. There is room under the bed to store a suitcases or other items. Along one wall is a tiny kitchenette, (intended for LIGHT cooking only---please refrain from excessively oily or strong-odor foods---with stove, fridge, microwave, and sink). The kitchen has dishes, cookware, microwave, salt and pepper, standard coffeemaker, pour-over and French press coffee maker. Locally roasted organic coffees (regular & decaf), organic teas, organic half-n-half, and organic sugar and stevia are provided, but for longer stays, please plan to replenish these items on your own if you need more. City tap water is fine, but a water pitcher with filter (Brita) is provided.

There is a smart TV with a Netflix account for your use. There is a separate tiny but complete bathroom with clawfoot tub with a shower (NOTE: The doorway to enter the bathroom is only about 6' high, so if you are a taller person, you will need to be careful not to bump your head). Sheets are 100% cotton. The studio is pet-free. No smoking inside or in yards. Recycling & outdoor compost bin available. Solar panels have recently been installed on the metal roof, so some of the energy you use during your stay will be provided by the sun!

HOUSE NOISES: There are 4 Airbnb apartments in the big old house. The walls/floors of the house are solid, but not sound-proof. Old floors will creak from guests above. You will be aware of guests in adjacent apartments, and they will be aware of you. Also, there is an air conditioner compressor located outside the window. We don't consider it a disturbance, and only one guest has ever mentioned it, but we want you to be aware of it in case you are sensitive to this potential sound.

Laundry: If you need to do personal laundry, you are welcome to use the laundry room, which is shared with the other apartments in the house. Due to our allergies/asthma and environmental concerns, only non-toxic and fragrance-free products are permitted in the laundry room, and these products will be available for your use.

You will have access to the studio apartment itself, the shared laundry room, and the backyard deck (the deck and yard are shared with other guests of the house). There is parking for ONE car behind the house for easy access to the studio's private entrance (the second parking space is for another Airbnb apartment). (Be aware of neighbor's dogs on the other side of the red fence---they might bark at you if they are out). We will provide detailed instructions for parking and letting yourself in to the apartment on your own at whatever time you arrive.

Autres remarques
HOUSE NOISES: The walls and floors of the old house are solid, but not sound-proof. You will be aware of other guests staying in the other apartments in the big old house, and they will be aware of you :) This particular Airbnb is on the FIRST floor with another apartment directly above. The old floors creak, so you will be aware of other guests walking around above.

NEIGHBOR DOGS: Our neighbor, next door to the studio, has a couple of dogs that are allowed to go outside periodically throughout the day. Our yards are separated by a fence, and the entrance to the studio apartment is near the fence. Since you cannot see into their yard, just assume the dogs are out when you come and go so that you are not startled when they bark at you from just over the fence :) As for general barking noise, the dogs' responsible people always call them inside quickly (usually within 5 minutes), so if you hear them barking from inside the apartment, it should only be for a short while.

COMPRESSOR NOISE:
There is an air conditioner compressor directly outside of the Tiny Retro Studio. Only one guest has ever mentioned it, but this could be an issue for you if you are sensitive to the sounds they make, so please be advised.

Bathroom doorway height: The doorway to enter the bathroom is only about 6' high, so if you are a taller person, you will need to be careful not to bump your head.

For health and environmental reasons: we use zero-VOC paints, natural and non-toxic cleaning and laundry products, and we do not use fabric softener.

TIME: South Bend is on Eastern Time, so it is always an hour later here than in Chicago.

Please be advised that our downtown neighborhood is OLD. Some houses are somewhat run-down; others are more cared for. Our block is fairly quiet, but the quiet is sometimes punctuated by urban sounds: music coming from cars, people socializing in the street, ambulance/fire truck sirens from the nearby hospital and fire station. Our neighborhood is multi-racial, multi-socio-economic, and multi-generational.

In terms of safety, we have lived on this block for over 30 years (many of them as a single woman) and have had very few issues. The apartment entrances are well-lit as are the parking areas. Our car has never been broken into, but we always take the precaution of locking the doors and removing any valuables. In our experience, walking to your destination is perfectly safe during the daytime. As for walking at night, we ourselves feel comfortable doing so, but visitors who aren't familiar with the area might be more comfortable driving or using a ridesharing service at night. That being said, the walking route from the Airbnb to downtown is getting better and better. The city has recently added pedestrian-friendly lighting to the streets, so most of the walking route to downtown is well-lit.

Although our block is old and time-worn, the neighbors, neighborhood association and the city are working to improve it. We ourselves are renovating two houses on the block, the city has torn down an abandoned house, and another neighbor has turned a vacant lot into a flower garden and installed a "Little Free Library." The neighborhood association and historic preservation group recently restored two other homes at the end of our block, and Habitat for Humanity recently built a new home on a previously vacant lot. A long-standing neighborhood bar with good food, Frank's Place, is just 1-1/2 blocks away. You can grab a coffee at The Local Cup, a neighbor-run community coffee house a short walk down Portage Ave (select limited hours). During the growing season, we have our own little neighborhood farmers market across from The Local Cup. A new locally-sourced restaurant is scheduled to open in November 2018 just two blocks away. Lots of good things are happening!

If you look at our neighborhood on an online map (street view feature), you will not be able to see an accurate picture. The street view images of our block are at least 5 years old and do not reflect the improvements that have occurred in the last few years.

A block away, Just across Portage Ave/William Street, you will find the Chapin Park Historic District, which has brick streets and beautiful and colorful historic homes, and makes for a lovely stroll. Many downtown locations, including restaurants and entertainment, are .5 to one mile from the studio.. If you enjoy a longer walk, there is also a pleasant walking route to the campus of Notre Dame.

My husband Eric and I enjoy staying in AirBnbs when we travel. We like AirBnb because we feel we have deeper and richer travel experiences by staying in local neighborhoods rather than in hotels. We look for Airbnbs that are eclectic, funky, colorful, homey, and comfortable. As Airbnb hosts, we also try to provide these features in our own Airbnb apartments and private rooms. We are both entrepreneurial types. Eric has a small business in downtown South Bend, and I take care of our Airbnb spaces. We are also renovating a couple of houses on our block and are happy to be a part of improving our neighborhood. We enjoy living adjacent to downtown, but also appreciate nature, bird-watching and solitude. We are environmentally conscious about what we eat, where we shop, how we live and how we work. We enjoy ballroom dancing, folk dancing, playing musical instruments, running, exercising at the neighborhood gym, and practicing yoga.
